Contro method

Program first. Bottle second.

Wrong floor identification is the expensive mistake. VCT is not LVT. Terrazzo under twenty years of acrylic is not “the terrazzo program.” Contro scopes it this way — and keeps you informed every step.

Maintenance and Long-Term Care

Maintenance is where VCT flooring perhaps differs most from newer vinyl alternatives.

A typical VCT floor care routine includes:

  • Daily dust mopping and sweeping out edges
  • Regular mopping with a neutral cleaner, using a clean mop head or pad, and rinsing or laundering the mop head or pad when finished so you are not applying more dirt to the floor afterward
  • Periodic buffing or burnishing
  • Scheduled stripping and refinishing

Resilient

Full strip

When the film is yellow, layered past recovery, peeling, or contaminated. Cool mix. Flood and stay wet. Machine options: square scrub or rotary machine — not a burnisher playing stripper. Recover immediately. Rinse to neutralize. Thin coats. Cap the night.

Resilient

Scrub and recoat

When traffic lanes are worn and the field is still bonded and clear. Deep scrub, one or two topcoats of the same finish family. If the floor isn’t revitalized to how it should look, a strip is needed.

Hard floor

Concrete — PowerPolish™

Full Pioneer Eclipse PowerPolish system on the propane 420GP — matching PE chemistry (HardCore densifier, LockOut protector, ReClaim concrete cleaner), not mix-and-match. The level of gloss is your choice: polishing can stop after 400 grit, or continue up to 3000 grit for a showroom shine.

Hardwood

Screen and recoat

Screen and recoat with Basic Coatings StreetShoe NXT, using Norton Red Heat screens. Several sheens available. Stain color is an optional paid add-on — an additional charge beyond the standard screen and recoat. A screen and recoat brings even a hundred-year-old hardwood floor back to life, and it saves the customer about half the cost.

Assessment

Concrete — Pioneer Eclipse PowerPolish™

When Contro Floor runs a system, it sticks with that system. Pioneer Eclipse PowerPolish on the propane 420GP, with Pioneer Eclipse chemistry — HardCore densifier, LockOut protector, ReClaim concrete cleaner. Matching chemicals and machines built for each other are why these floors look the way they do. Diamabrush covers heavy prep and glue until the right planetary driver is on the truck. Gloss stops where the owner wants it.

System, not mix-and-match

Pioneer Eclipse builds programs around their chemicals and their machines. Contro Floor stays inside that program for concrete PowerPolish — densifier, protector, maintainer, and the 420GP path — because that is how you get the result. Compatible attachments exist. Substituting random chemistry does not get you the same floor.

Cutback, mastic, and oil

It is highly advisable not to put a coating on an oil-contaminated floor, especially when the oil is already deep down in the pores. You may end up with a failed floor system.

Oil-contaminated means a heavily contaminated slab, not surface oil on the floor. Many people think they can apply a primer and then coat over it with polyaspartic, another coating, or epoxy. That is not the case. When a slab is severely contaminated, the oil bleeds through. It can bleed through new carpet and leave ugly orange stains, and it can bleed through a coating or finish and cause it to delaminate.

If it comes to this, the approach I recommend is to encapsulate the slab and cover it with a new floor covering. That call gets made on assessment, before any work starts.
